Project Sailmaker is a mixed-use development located on Commercial Road in London, featuring a range of façade finishes across the scheme, including TI Dynamic Facades’ spray-applied GRC.
TI was appointed by project partner My Construction to provide a Grape 18P GRC solution for a building design that incorporated a variety of intricate architectural details. These included standalone columns and beams, horizontal banding, copings and window surrounds, all of which required careful coordination between design, engineering, manufacture and installation.
Working through our collaborative partnership model, TI appointed Building Envelope Consultants Ltd to develop the design and engineering solution for the project. The process began with the creation of a detailed 3D model of the building, allowing potential clashes, interfaces and detailing requirements to be identified at an early stage.
Using this model, BEC designed the supporting steel bracketry and individual GRC panels to suit both the architectural intent and the practical requirements of the project. This approach helped create a coordinated façade solution that could be manufactured accurately and installed efficiently on site.
TI’s specialist GRC fabrication partner then manufactured and delivered the finished components within the agreed programme. Particular attention was given to the complex detailing, consistency of finish and protective packaging, ensuring the materials arrived safely and were ready for installation.
Through close collaboration between the contractor, designer, engineer and manufacturer, TI Dynamic Facades helped deliver a coordinated GRC solution that maintained the project’s architectural vision while addressing the technical and practical requirements of manufacture and installation.
